CIN and CIR: two distinct codes, both mandatory

Since 2024, short-term rental owners in Tuscany must have both a CIN (National Identification Code) and a CIR (Regional Identification Code). CIN: introduced by Decree Law 145/2023, mandatory since 2 September 2024. Issued by the Ministry of Tourism via the BDSR portal. Must be displayed in all listings, at property entrance, and in all documents. Penalties: €800-€8,000 for absence. CIR Tuscany: regional code managed by Tuscany Region via Sistem@ portal. No. Il CIN è obbligatorio dal 2 settembre 2024. Affittare senza CIN espone a sanzioni da €800 a €8.000 e le piattaforme sono obbligate a rimuovere gli annunci non conformi.

Il CIN sostituisce il CIR toscano?

No, sono due codici distinti con enti rilascianti diversi. Il CIN è nazionale (Ministero del Turismo), il CIR è regionale (Regione Toscana). Servono entrambi.

Quanto tempo ci vuole per ottenere il CIN?

Il portale BDSR rilascia il CIN automaticamente se i dati catastali sono corretti, altrimenti entro 30 giorni dalla domanda.

Il CIR toscano si rinnova automaticamente?

Sì, il CIR si rinnova automaticamente ogni anno a condizione che i dati dell'immobile e del proprietario non siano cambiati.

Cosa succede se Airbnb o Booking non mostrano il mio CIN?

Le piattaforme sono obbligate per legge a raccogliere e mostrare il CIN. Se il tuo annuncio non lo riporta, contatta il supporto della piattaforma e fornisci il codice direttamente.
