Short-Term Rental Regulations in Tuscany

Definition

"Short-term rental" means a lease of no more than 30 days. No VAT number required if not run as a business (generally up to 4 properties).

Mandatory Requirements

CIR (Regional ID Code): assigned by Tuscany Region, required for all listings and contracts. Obtained via SCIA submission to Municipality. Fine: €500-5,000. CIN (National ID Code): introduced by D.L. 145/2023, managed by Ministry of Tourism. Must be displayed physically outside property and in all listings. Fine: €800-8,000. Safety Requirements: gas and CO detectors, fire extinguishers, visible safety information. Police Reporting: guest data must be reported to police within 24 hours via Alloggiati Web. ISTAT: periodic statistical reporting to Municipality. Tourist Tax: collection from guests and payment to Municipality.
