Commission tiers in the Elba market 2026

Commission depends on service model, seasonality, average rate and location. Three main tiers exist.

Tier 1: Light co-hosting — 10-15%

Tier 2: Standard management — 18-25%

For non-resident owners. Adds physical check-in, cleaning coordination, 24/7 guest support in Italian/English, basic monthly reporting.

Tier 3: Full-service with revenue management — 25-35%

How to compare quotes: the NET YIELD rule

Don't compare percentages — compare expected net yield: Revenue × (1 - commission - avg OTA fee) - operating costs Example on €180 rate: Manager A at 18% with 60% occupancy = €14,612 net. Manager B at 28% with 78% occupancy = €16,690 net. Higher commission, better result.

Perche' le commissioni variano cosi' tanto tra i gestori?

Le differenze dipendono dal modello operativo: un co-host con team leggero e servizi base opera sostenibile al 12-15%, un gestore full-service con team dipendente, revenue manager e tecnologia proprietaria ha costi di struttura che richiedono 25-30%. Non e' arbitrio, e' matematica di costo.

La commissione si applica solo al pernottamento o anche alle pulizie?

Nei contratti ben scritti la commissione si applica al solo importo del pernottamento (room revenue), escludendo pulizie, imposta di soggiorno e supplementi operativi. Verifica esplicitamente questa distinzione nel mandato.

Posso negoziare la commissione?

Sì, ma realisticamente i margini di trattativa sono 1-3 punti percentuali per immobili di fascia media. Piu' efficace negoziare elementi accessori: fee di setup, esclusiva territoriale, rendicontazione avanzata, soglia di intervento autonomo su manutenzioni.

Un gestore al 35% puo' davvero essere piu' conveniente di uno al 20%?

Sì, quando la differenza di occupancy e tariffa media giustifica il gap commissionale. Esempio: 35% su 20.000€ annui = 13.000€ netti al proprietario. 20% su 14.000€ annui = 11.200€ netti. A parita' di immobile, il gestore con commissione alta produce piu' cash.

Cosa significa 'commissione all-inclusive'?

Significa che la percentuale include pulizie, biancheria, consumabili, check-in, assistenza e piccole manutenzioni entro una soglia. Sembra comodo ma va verificato perche' spesso i confini sono meno netti di quanto promesso nel preventivo.
