Property Management Elba FAQ

Do you manage properties of non-resident owners?

Yes, most of our owners live abroad or in another Italian region. We have specific procedures for fiscal representation, cross-border payments and multilingual reporting.

How do you handle Italian taxes for a non-resident owner?

We coordinate a local accountant who applies the Italian flat-rate tax (21% or 26%), handles the Italian non-resident income return and fiscal representative if required.

Can I get reports in my language and currency?

Yes. Monthly reports are available in Italian, English, German and French, with amounts in EUR and indicative conversion to your local currency on request.

Who looks after the house when there are no guests?

We do. Site check at least every 30 days, seasonal opening and closing, winter humidity control, post-storm inspection, garden and pool maintenance.

Can I use the house whenever I want?

Of course. You block dates in the shared calendar with any notice. On request we prepare the house before your arrival: groceries, AC, fresh linens, port transfer.

Do you accept mid to high-end and luxury properties?

Yes. We have experience with mid to high-end villas in Biodola, Sant'Andrea, Fetovaia and Portoferraio. We keep a closed portfolio to guarantee proper care.

What contract do I sign?

A yearly management mandate with automatic renewal, commission on gross revenue, simple 60-day exit clause. We also sign it in English.
