Second Home Management FAQ
Can I start with custody only and decide later about renting?
Yes, many of our owners do exactly this. You start with custody, build trust in our work, then activate rentals in the second season. The transition is smooth and penalty-free.
How much does custody only cost?
Depends on house size, check frequency and garden/pool. Typically 80-250 euro/month for a flat, 250-600 for a villa with pool.
How much does custody + partial rental earn?
Depends on how many weeks you free up and the area. Typically a second home with 12-16 weeks open can generate 6-20k euro net, enough to cover costs and produce profit.
Who pays tax on rentals?
You, as owner. We manage the flow, your (or our recommended) accountant applies the Italian flat-rate tax 21% or 26%. We provide all the data for your return.
Can you manage a house I don't want to rent?
Sure. Custody-only mode is designed for exactly that: no listing, no guests, just property care.
What if I need the house last minute?
In custody mode, no problem. In custody + partial rental, it depends on the calendar: if already booked, we can't cancel without penalties, but we help find alternatives.
What happens off season?
Periodic site checks, humidity management, mould-prevention cleaning, appliance and pool check, garden care. The house doesn't degrade.
