Holiday home management on Elba for foreign owners

2 min read|Last updated: March 2026|By Elba Property Consultant

Why this guide

Many Elba holiday home owners live abroad: Germany, Switzerland, France, UK, the Netherlands and beyond. Distance and rule differences make a structured overview useful.

Ownership as non-resident

No general restriction for EU citizens. For non-EU citizens the reciprocity principle applies; the notary verifies this.

Italian tax code and representation

Every non-resident owner needs an Italian tax code, an Italian tax domicile and optionally a fiscal representative.

Power of attorney

Foreign owners typically sign a special POA authorising the manager to sign rental contracts, file SCIA, request CIN/CIR (see [guide](/en/blog/cin-cir-scia-affitti-brevi-elba/)), collect and remit tourist tax, manage Alloggiati Web and ISTAT, handle maintenance. Notarised at an Italian notary or consulate abroad.

Non-resident taxation

IMU and TARI as usual; rental income declared in Italy; flat-rate 21% or 26% available; platform 21% withholding; double tax treaties in the country of residence. See [flat-rate tax guide](/en/blog/cedolare-secca-affitti-brevi-proprietari/).

Banking

Italian account helpful for IMU, utilities and local suppliers. Otherwise transparent reporting through the manager.

Best practice

Hire an Italian accountant specialised in non-residents, sign a clear POA, request monthly reporting, plan 2-3 visits a year, have mother-tongue emergency contacts.

GDPR

Guest data is processed under GDPR; the manager acts as data processor on behalf of the owner.

Our approach

We handle German, Swiss, French, Dutch and British owners with dedicated procedures. See [management services](/en/servizi/gestione-affitti-brevi/) or request a [free analysis](/en/analisi-gratuita/).

Warning

International tax rules are complex. Always consult a qualified Italian accountant and, if needed, a tax advisor in your country of residence.
